Tennessee HOA Act (§66-27-601+) provides basic homeowner rights including meeting notice requirements and fine procedures. Condo Act is more comprehensive.

Notice of Fine

T.C.A. § 66-27-610

Mandatory30 days

HOA must provide written notice of any fine at least 30 days before it is due. Member has the right to a hearing.

Retention: 5 years
Disclosure: Sent by first-class mail.

Disclosure Statement

T.C.A. § 66-27-607

Mandatory10 days

HOA must provide a disclosure statement within 10 days of request.

Retention: 5 years
Disclosure: Provided to buyer within 10 days of request.
